A self-managed association bought Vienna's old coffin factory and rebuilt it as roughly 112 homes for some 200 people — with a courtyard pond sitting over a bathhouse, a concert hall, a restaurant, a children's house, and a roof garden. Crucially, much of that program is open to the neighborhood: the Sargfabrik is an address people who don't live there still go to.
What to steal: the reuse method. A big roof, bought cheap because nobody else wanted it, can carry more social program than any new build pro forma would dare — and the public rooms are what turned neighbors into allies.
Lessons for Berkeley
- West Berkeley's warehouses are Sargfabrik sites waiting for a group — reuse carries program new builds can't afford.
- Opening rooms to the neighborhood (hall, restaurant, baths) buys political goodwill no rendering can.
